Where to look
Three villages are worth the drive. Pearl Beach — tucked at the quiet southern end, no shops on the sand, national park behind. Patonga, a fishing hamlet under Norfolk pines around the headland. Killcare, where Bouddi National Park drops into the ocean. All leasehold enclaves; all deliberately small. Of the three, Pearl Beach has the calmest water and the fewest houses.

7 Gem Road, Pearl Beach — the back gate opens straight onto the sand. Four bedrooms, three bathrooms, a wrap around veranda that holds a long table for shared meals and a lazy hanging seat to simply soak it all in. Take the whole house, or either wing.
